Once prospective purchasers have found a property which interests them, the greatest barriers to acquisition are the availability of mortgage funds for the purchaser, and the acquisition of all the necessary documents from the vendor, in order to convey a clear chain of title at time of sale.

Many vendors are prepared to participate in the financing, however, the property generally stays in the vendor's name until the mortgage is paid out. The purchaser can register his growing interest on title but registration fees are not cheap; usually over $1,000 US.
